   Preliminary Investigations/Phase 1's

The Phase 1 investigation can be one of the most valuable documents prepared for the property buyer in industrial or retail settings. This document can not only appraise the unsuspecting buyer of potential property liabilities but can also be a useful guide for the current property owners in pointing out potential offsite environmental problems which may have or could impact their properties. This document helps establish potential responsible parties (PRP's) related to environmental contamination issues.

  • Investigation of existing site conditions and vicinity by field reconnaissance
  • Review of available maps and literature pertaining to the geology and hydrogeology of the subject site and vicinity
  • Investigation of existing groundwater parameters as evidence by public groundwater records
  • Review of site history as evidenced by available public records including aerial photographs, Sanborn Maps, review of local records, and other available information
  • Intercommunication with local, county state, and federal environmental regulatory agencies regarding existing and past environmental compliance
  • Review of environmental regulatory agency documents, information, and published environmental priority lists pertaining to sites within any necessary radius of the site
  • Interviews with neighbors and research regarding activities of property users
  • Preparation of a formal report containing findings, conclusions, and recommendations
  • Asbestos Surveys
  • Identify hidden liabilities to unsuspecting property buyer
  • Facility Inspections
  • Record Searches and Historical Data Assessments.
  • Search of environmental databases for surrounding properties
  • Aerial photograph interpretations
  • Site reconnaissance to assess present surface conditions
  • Interviews with individuals familiar with the property
  • Regulatory compliance analyses

Environmental Audits

Environmental Audits provide, in addition to Phase 1 investigation studies, an in-depth look into environmental management issues aimed at preventing a problem before it happens.

  • Assurance of Compliance
  • Definition of liabilities
  • Protection against liabilities
  • Fact-finding in acquisitions and mergers
  • Tracking and reporting of compliance costs
  • Information transfer among operating units

Remedial Cost Probabilities

Potential cleanup costs associated with an environmental issue can be presented to a potential property buyer well before any purchase agreement is made. These estimate cost, presented in justifiable fashion, can be used to help determine property values, remedial cost finance options, and include time schedules through to project completion. These estimated costs are a must for potential property developers, asset managers, and commercial and retail property owners.

  • Estimation of Cleanup Costs prior to Close of Escrow
  • List of capital and operating costs for remedial solutions
  • Present worth analysis
  • Presentation of all costs associated with supervision, materials, construction, and operation through to site closure
  • Guarandteed Maximum (not-to-exceed) environmental cleanup insurance policies.
